| Facilities | Residents must use their assigned key fob to enter the facilities and are responsible for their guests' behavior. Propping doors is prohibited. The clubhouse may be reserved for private events through the Association portal; groups of five or more require a reservation. The pool cannot be reserved. Facilities are open daily from 6 a.m. to midnight; the pool is adults-only after 9 p.m. Adults must accompany anyone under 16; children under 5 are not allowed in the hot tub; residents under 18 must be accompanied in the gym. Only certified service animals (not ESAs) are allowed, and not within 10 feet of the pool. Guests must be accompanied at all times; weekend/holiday pool access is limited to six guests per unit. Behavior must be respectful — no running or rough play, and no sleeping or personal cooking in the clubhouse. Proper swimwear is required; swim diapers mandatory for non-toilet-trained children. No food, alcohol, or glass containers in the pool area; beverages must be kept at least 10 feet from the pool edge. |
| Nuisances | Residents must not cause or permit nuisances, loud disturbances, or activities that are offensive, harmful, or attract pests. Bird feeders (except hummingbird feeders) are not permitted. Deck rules cover grills, storage, bikes, railings, greenery, furniture, lighting, cords, and satellite dishes. No commercial business activity that is visible or involves outside visitors is allowed without Board approval. Residents are responsible for common area damage and must complete repairs within 10 days of notification. Temporary structures, open flames, and propping doors are prohibited. Garbage must be regularly removed and dumpsters used properly — no large items or remodeling debris. Owners must respond to HOA information requests in a timely manner. All maintenance requests must go through the Association portal. Noise must stay below audible levels outside the unit; loud construction-type noise is restricted to 9 a.m.–6 p.m. Roof access requires prior Board or Manager approval. Signage is limited to one 18"x24" for-sale/for-rent sign or a single political sign per Utah law. Smoking and vaping are prohibited inside buildings, in limited common areas, and within 25 feet of any door or window. Storage of unsightly, malodorous, or disruptive items in common areas is prohibited. Window coverings must be maintained and appropriate — no foil, cardboard, or sheets. |
| Parking and Vehicles | Covered parking stalls are individually assigned and subject to reassignment upon ownership change. Vehicles must be parked in designated stalls only — improperly parked or inoperable vehicles may be towed without notice. Storing vehicles beyond seven days is prohibited. Bikes and well-maintained portable carts are permitted in assigned stalls under specific conditions. Maintenance, unauthorized electrical use, and unapproved charging stations are prohibited. Commercial vehicles require prior Board approval. Owners bear responsibility for any leaks or damage caused in common or covered parking areas. All vehicles must be properly licensed, registered, and operable. Motor-powered vehicles are prohibited on sidewalks and landscaped areas, and speeds must not exceed five mph in common areas. |
| Pets and Animals | All pets must be registered before entering the property, including visiting pets. Dogs require a DNA sample through the PooPrints program (dnawpr.com) before registration is complete. A maximum of two domestic pets per unit is allowed, and no pets over 50 pounds are permitted. Dogs must be on a physical leash at all times outside the unit, including in hallways. Residents must immediately clean up after their pets anywhere on the property. No pet food or exterior pet structures are allowed outside the unit or on decks. Pets may not be left unattended on decks. Pets must not create constant noise disturbances. Aggressive dogs may face fines, leash/muzzle requirements, mandatory training, or removal. Individuals claiming an ESA must provide documentation from a licensed health care provider. Falsely representing an animal as a service or support animal is a Class C Misdemeanor under Utah Code Title 62A, Chapter 5b, Section 106. |
| Tenant-Leased Units | Owners must submit a Tenant Registration form and a copy of the signed lease to the Manager at least five days before a tenant occupies the unit. All leases must be at least six months in duration and may only renew month-to-month after the initial term. If a lease is terminated within the first six months, the owner may not re-lease the unit until six months have elapsed since the last tenant took possession. Owners may not rent less than the entire unit. |
